I had posted about this Toronto apartment building for sale two days ago and I've been getting a lot of questions about it including about it's general condition and what can be done with it. I went down to see the property yesterday and here's a brief overview of the building. The building is currently vacant and has 110 rooms in it. As per the listing agent, the building also has an approval from the committee of adjustment to allow up to 89 units. The past use of the building was a nursing home hence there is no fire separation between rooms. It has solid concrete construction between floors and has a beautiful brick exterior. The land is approximately 1.3 acres with a private fenced in backyard and two parking lots. There is NO underground parking with this building and would be a concern due to the low numbers currently on site. There were some visible cracks on the south wall of the building which would require further investigation. There were also signs of mold and water damage throughout the building which suggested that the roof is in need of some attention soon. A complete building inspection is highly recommended. Each floor plate consisted of 21 room with the exception of basement, main floor and seventh floor. The main floor has two large halls and two smaller offices and a front reception area. The kitchen is also located on the main floor with some equipment still there. The basement had a laundry room, mechanical room, electrical, a large hall, lockers and showers. The seventh floor showcases rooms that were double in size of others on lower floors and had an extra room for staff members. Each floor had a central lounge, kitchen and showering facilities towards the middle where the balconies are. The height on each floor was just shy of 8 feet. Some rooms had a small kitchenette included which most had a double closet. Every room had an attached washroom. Each room's temperature was individually controlled via PTAC units. It's sad that my phone batteries ran out when walking through all the dark hallways in the building using it as a torch so I couldn't get any more pictures.
